CONDOMINIUM SERVICES
Arrange meetings and consult with the Board of Directors
Arrange and prepare for Annual General meetings
Deposit monthly common element fees
Keep accurate records on each condominium unit
Liens are prepared to protect other unit owners and the Corporation
Prepare status certificates as requested
Provide quarterly financial reports
Provide financial records necessary for the auditor and accountant for year end reporting
Prepare yearly budget for Board approval
Establish preventative maintenance procedures for common areas
Arrange quotes and tenders
Inspect repairs and maintenance work
Ensure repairs and maintenance work are completed according to quotes, tenders are RFP’s
Liaison between the Board of Directors and Condominium owners
Inspect repairs and maintenance work

Ensure boards and owners are informed and adhering to the condominium rules and regulations
Respond to owners concerns and inquiries

HOME RENTAL MANAGEMENT
Advertise the property and follow up on rental inquires
Arrange to view the premises
Obtain credit report and references
Tenant interview
Ensure completion of rental application
Prepare leases that reflect the landlord’s specific requirements
Collect and deposit monthly rent
Track and report rent collecting and overall tenant status
Manage disbursements
Schedule onsight inspections as per landlord’s request
Arrange quotes from contractors for repair and maintenance work
Monitor and implement rent increases at landlord’s request, as per the Residential Tenancies Act
Prepare Residential Tenancies Act notices (ie N4’s)
Liasion between landlord and tenant
Consult with in-house licensed paralegal to attend tribunal hearings for evictions (cost extra)
Twenty-four hour emergency service
Digital photographs prior to each occupancy for landlord’s protection
